Herzliya's market is anchored by the tech corridor that runs through it. Microsoft, Google, and Apple have established significant campuses in the area, and IDC Herzliya – Israel's leading international university – generates a permanent graduate and faculty renter pool with above-average incomes. This institutional demand base means that even in a weaker national market, Herzliya landlords rarely face sustained vacancy. The question is not whether to rent but at what price.
Herzliya Pituach at ₪75,000/sqm represents some of the scarcest coastal land in central Israel. A protected coastal zone prevents further construction, meaning supply is structurally capped while demand from senior executives and foreign nationals continues to grow. For investors who want Herzliya exposure without the luxury premium, the eastern neighborhoods offer the best risk-adjusted entry point in the city: established demand, constrained supply, and a significant discount to the city's aspirational average.
